NUI BEACH: 400 officials. 50 buildings. 18 rai of protected coastline handed back to the public. A private operator had been running this beach as a paid-entry enclave for 12 years. Story of the Week.

WEED WIPEOUT: 533 cannabis shops across Phuket failed to renew their operating licenses. Province-wide. The green rush era is over.

Monsoon rip currents are running hard this week. Red flags are legally binding - not suggestions. Two British nationals were pulled out unconscious at Nai Thon earlier this month after ignoring them.
π Nui Beach (Karon South) - Access Disrupted
Demolition operations are ongoing at Nui Beach through this week. Keep clear of the site. Full public access to the restored beach is expected once the 540-rai recreational zone handover is complete.
π² Highway 402 North - EIA Study Underway
A 15-month engineering and environmental study for the Sarasin Bridge gateway expansion started in March. No construction until late 2027 at the earliest - but worth knowing if you're buying or building near the north corridor.

Phuket Cleans House: 50 Illegal Buildings Torn Down at Nui Beach
On Monday, a 400-strong multi-agency task force descended on Nui Beach in Karon. Led personally by Natural Resources Minister Suchart Chomklin, they began demolishing 50 illegal bungalows and commercial structures built on 18 rai of protected national forest land.
A private investor had occupied and commercially exploited this beach for over 12 years - charging ΰΈΏ300 entry, intimidating locals, and reportedly using firearms to keep fishermen away. The total damage to state land is valued at over ΰΈΏ2 billion.
Legal appeals were rejected. Warning periods expired. The bulldozers went in. Once cleared, the 540-rai site will be handed back as publicly accessible recreational forest.
Authorities are calling this the "Phuket Model" - a template for reclaiming over 300 other suspected encroachment sites across the island. The case has also been referred to AMLO for asset seizure and financial audits. Read more via Bangkok Post β
What this means for residents
- If you're a property investor or developer: the "Phuket Model" is a direct signal that even long-occupied beachfront land is not safe from reclamation. Get your legal title verified now.
- If you've been blocked from accessing beaches near Karon or Sakhu: the Supreme Court has also ordered demolition of 39 hotel and villa buildings in Sakhu. Access is being restored.
- If you run a business on state-adjacent land: the AMLO referral means financial audits are part of this process, not just physical demolition. Get legal advice if there's any ambiguity on your lease.

CCTV footage from July 18 showed a senior chef throwing a spatula at a 20-year-old culinary intern, then forcing her to eat raw rice as punishment. Get Your Temporary Work Permit the Day Your E-Permit Is Approved
If you're waiting for a work permit card to arrive, you don't need to sit idle. Since July 1, the Department of Employment issues a Temporary Work Permit the moment your e-Work Permit application is approved electronically - before the physical card is printed.
β Print it immediately. The temporary permit is legally valid proof of work authorization.
β Open your bank account. Thai banks accept it as evidence of legal status for account setup.
β Register with Social Security. No need to wait weeks for the card - you can enroll the same day.
β Get your Tax ID (TIN). Revenue Department accepts the temp permit as identification for TIN registration.

The new framework also limits land border crossings for visa exemption to a maximum of 2 per calendar year. If your long-stay strategy relied on quarterly border hops to Malaysia, that model is finished. Get onto a proper visa before the cap bites.

DBD audits are now in Phase 3, with 400 companies flagged high-risk and 200 under active criminal investigation across Rawai, Bang Tao, and Chalong. The Department of Lands has flagged any acquisition involving over ΰΈΏ2 million cash or properties above ΰΈΏ5 million for in-depth review.
